Board and batten siding and a shed roof over the porch grace the front of this modern cottage house plan. A shed roof provides covers the front porch of this 1.5 story floor plan offers.
Inside, the kitchen is open to the living room and is visually separated by an island with a flush eating bar. A cozy woodstove can be enjoyed throughout the great room.
Towards the front of the home is a guest suite and the laundry room. One could easily serve as the master bedroom as it features a private bathroom with free-standing soaking tub and separate shower.
Upstairs is a vaulted loft which offers flexibility to homeowners. If an extra bedroom is needed there is a second floor bathroom and walk-in closet. This space could also be set up as a study, den, home office, or hobby room - whatever suites.

Foundation Plan: Shows the location of all concrete footings, floor beams, first floor framing, and foundation details. If there is a basement, a basement plan is included which shows all basement details. Foundation types vary; please call to confirm the foundation type of the plan you are interested in.
Roof Framing Plan: Shows roof outlines, conventional framing/trusses, beams, roof framing details, etc. Specific details such as fireplaces, stairways, decks, etc. Details are drawn at 1/2" = 1' scale, and appear as needed throughout the prints.
Building Section: Shows a cross-section of the home. Shows support members, exterior and interior materials, insulation, and foundation.
Electrical Plan: A schematic layout of all lighting, switches, and electrical outlets.
